Sub-Zero Service for Houses, Condos and Rentals
Sub-Zero builds refrigeration meant to stay in the wall for a very long time, and our approach follows from that. We have no connection to Sub-Zero's factory service network, so a unit still inside the maker's coverage should be reported to Sub-Zero before anyone else touches it. Past that point, the cabinet itself rarely wears out. What fails is the replaceable machinery around it: fans, relays, valves, defrost components, sensors and control boards.
How a Repair Visit Works
Book the Visit
The brand, the model tag if you can find it, and what you're seeing or hearing. Codes help too.
Find the Fault
We test the likely parts on site, along with the power, water or venting the appliance depends on.
Your Go-Ahead
You hear the diagnosis and the price, and decide. If the repair isn't worth it, we'll tell you.
Fixed and Verified
With the part fitted, we run the appliance through a cycle while you're there to confirm the fix.

Which Sub-Zero Appliance Needs Work?
Cold storage first, cooking and dishwashing later
Westye Bakke started the company in Madison, Wisconsin, in 1945, and the family still owns it. Wolf cooking joined through a 2000 acquisition and Cove dishwashers followed in 2019, which is why the parent now goes by Sub-Zero Group, Inc. Refrigeration is still what the name means to most people.
Nearly every model is designed to sit flush with the cabinets, wearing either stainless or a custom panel. That looks great in a kitchen and complicates service, because the unit cannot simply be rolled forward and spun around for a look at the back.
Two sealed systems behind one grille
A full-size Sub-Zero normally runs what the company calls dual refrigeration: the fresh-food side and the freezer each get a dedicated compressor, evaporator and fan. When one compartment is warm and the other holds steady, the healthy side drops out of the search before a meter comes out of the bag.
On the tall built-ins, the compressors and condenser sit up top behind the louvered grille. Cooking grease and household dust settle on that coil, and a coated condenser means long, hot run times. Cleaning it is part of every visit we make to one of these units, and it settles a fair share of warm-cabinet complaints with no part at all.
Humid summers, closed-up houses and outdoor kitchens
A Tampa summer asks a lot of the machine compartment. If the house warms up while nobody is home, or a door gasket stops sealing against muggy air, the compressors run longer and frost forms faster on the coils. Seasonal owners who close the house for months do the unit a favor by leaving the air conditioning on, and it is worth checking the drain pan and ice maker after a long absence.
Sub-Zero also makes undercounter refrigerators and ice makers rated for outdoor kitchens, with hinges, panels and condenser fan motors in weather-resistant materials. Close to the bay, salt air still eats at condenser fins and exposed fasteners, so outdoor units get a careful look for corrosion.
When a repair stops making sense
Replacing a built-in can mean matching a cut-out and reworking cabinet panels, so a repair holds its value far longer than on a freestanding refrigerator. The exceptions are narrow: a refrigerant leak in an aging sealed system, or a control board no longer manufactured for an older series. Either one gets explained, alongside what the alternative would involve, before any part is ordered.
Sub-Zero appliance lines
- Refrigerators: Classic side-by-side and over-and-under built-ins, glass-door PRO models and panel-ready Designer columns. Most visits come down to the condenser, fan motors, defrost components, water valves or door closers.
- Freezers: Designer freezer columns, freezer drawers and the lower compartments of over-and-under units. Defrost heaters and terminators, evaporator fans, drawer slides and the built-in ice maker are the regulars.
- Ice Makers: The ice module inside full-size units, plus standalone undercounter ice makers for indoor and outdoor use, gravity-drain or pump-drain. Scale, weak water supply, drain pumps and bin sensors stop most of them.
- Wine Coolers: Undercounter wine storage and full-height wine columns, often split into two zones. Choked toe-kick ventilation, fans, zone sensors and glass-door gaskets account for most calls.
Sub-Zero parts and sourcing
Sub-Zero runs its own parts distribution, and items for current and recent models reach independent shops through it without much trouble. Older series are patchier: some boards and sealed-system components take time, and a few have been discontinued with no direct successor. The rating plate, normally inside the cabinet near the top, gives us the model and serial needed to confirm supply before we quote. If an equivalent is the only option instead of a Sub-Zero part, you hear that first.

Sub-Zero Repair FAQ
A few plain answers before you book. Details about your home or the appliance can go in the form's notes field.
Didn't see your question?
Describe what's happening and include the model plate if you can. We'll say what we can from that, and the rest gets checked at your home.
Rarely. The condenser, fans, relays, controls and water valves are reached through the top grille or from inside the box, and most defrost work happens in place as well. Pulling the unit is saved for a leak behind it or certain sealed-system jobs, and that gets a visit of its own.
Look at it at least twice a year, more often if the kitchen does a lot of frying or you have pets. Switch the unit off, lift away the top grille and check the coil fins. A gray felt of lint and grease means it is overdue.
Sub-Zero. Covered repairs go through their own service network, and outside work could complicate a claim. We are glad to step in once that coverage has ended, or for a fault it does not include.
Often, yes. When both sealed systems still hold charge and cool properly, fans, relays, thermostats, defrost parts and gaskets are sensible repairs. A refrigerant leak or a control no longer produced is when we would lay the options side by side.
