Appliances in Town 'n' Country and Westchase Homes

Ranch homes, townhouses and HOA villages in northwest Hillsborough each put appliances in different spots. What that means for repairs and for your visit.

TrueFix Tampa5 min read

Town 'n' Country and Westchase sit side by side in the northwest corner of Hillsborough County, west of the airport along Upper Tampa Bay. On a map they run together. On the ground, the homes are quite different, and so are the places their appliances live and the things that tend to go wrong with them.

One point of geography first, because it trips people up. Neither place is a city, and neither is a Tampa neighborhood. Both are unincorporated communities, census-designated places governed by Hillsborough County, even though the mail in ZIP codes like 33615 is addressed to "Tampa, FL." That matters little for a washer, but it does mean county rules, not city rules, apply to things like permits.

We cover all four ZIP codes in this area: 33615, 33634, 33635 and 33626.

Town 'n' Country: mid-century ranches and townhouses

Much of Town 'n' Country went up between 1958 and 1978, when the builders LaMonte-Shimberg put up roughly 8,000 homes and townhouses here. Neighborhoods like Town 'n' Country Park, Bay Crest Park, Timberlane and Pat Acres are full of single-story concrete-block houses on slabs, many of them remodeled more than once since.

What that means for appliances:

  • •Laundry is often in the garage or a carport utility room. These spaces get very hot in summer, and the washer and dryer sit on a slab that may slope toward the door. A machine that walks across the floor or vibrates hard on spin may need leveling more than repair. Our guide to garage and laundry-closet laundry goes through the details.
  • •Kitchens were sized for older appliances. When a refrigerator is replaced with a deeper modern model, it can end up jammed against the wall with no room for the condenser to breathe. A fridge that runs constantly and feels warm on the sides may just need space.
  • •Wiring has been touched by many hands. In a house that has been updated piecemeal over decades, a dryer that won't heat or a range with a dead element is sometimes an outlet or breaker problem rather than an appliance one. A technician checks the supply before blaming the machine.
  • •Townhouses share walls. If a washer leaks in a townhouse, water can reach a neighbor. Knowing where your water shutoff is, and whether the association has rules about who handles shared plumbing, saves time.

Westchase: deed-restricted villages from the 1990s on

Westchase was approved in 1991 as a master-planned, deed-restricted community made up of separate "villages," some of them gated. The homes are newer, many are two stories, and many kitchens hold more built-in appliances: wall ovens, cooktops, built-in microwaves, wine coolers, and refrigerators fitted flush with the cabinets.

That changes the repairs in a few ways:

  • •Upstairs laundry rooms. In a two-story home with the washer on the second floor, a slow leak from a fill hose, drain hose or door boot can show up first as a stain on the ceiling below. A pan under the washer, connected to a drain, catches most of it. If you see a damp spot on the ceiling under the laundry room, shut off the washer's water valves and stop using it until it has been checked.
  • •Built-in appliances take more than a part. A built-in refrigerator or wall oven is fitted to its cutout, so replacing one is a carpentry question as well as an appliance one. That often tips the decision toward repair.
  • •Original appliances are reaching their age. Homes built in the 1990s and 2000s may still have their first dishwasher, or a second set of appliances bought at the same time. When several fail in a row, it is worth looking at the whole kitchen before spending on one machine. See repair or replace.

Storm exposure differs by ZIP code

This part of the county sits beside the bay, and much of it is in hurricane evacuation Zone A. In 33615 and 33635 a large share of the ZIP code falls in Zone A; 33634 has a smaller share; 33626 lies farther inland. Check your own address on Hillsborough County's evacuation zone map rather than going by the ZIP.

Westchase, though inland, got heavy rainfall during Hurricane Milton in 2024. Rain flooding in a garage reaches a washer and dryer that sit on the slab before it reaches anything else in the house.

If water has reached any appliance's motor, controls or wiring, don't plug it back in or switch the breaker on to test it. Have it inspected first. Our hurricane season checklist covers what to do before and after a storm.

Before the technician arrives

A little preparation keeps the visit short:

  • •Gate access. If your village or community has a gate, add the visit to the guest list or have a code ready. If an HOA requires vendors to check in, tell us when you book.
  • •The model and serial number. On a washer they are usually under the lid or on the door frame; on a refrigerator, inside on a side wall or under the crisper; on a dishwasher, on the edge of the door; on an oven, behind the door or drawer.
  • •Clear access. A path to the machine, and to the water shutoff and breaker panel, saves time.
  • •What changed. A storm, a move, a recent cleaning or a new install is worth mentioning.

A technician diagnoses the appliance in your home, explains what failed and quotes the repair. Nothing starts until you approve the price. If a repair doesn't make sense, we will tell you. We are independent, not an authorized service center for any brand, so an appliance still under the maker's warranty should go to the maker first.

Common questions

Do you cover Countryway and Fawn Ridge?

Yes. Countryway is in 33635 and Fawn Ridge is in 33626, both inside this service area.

Will a technician need to go into my HOA's common areas?

Normally not. Appliance repairs happen inside the home or garage. If equipment sits in a shared space, such as a clubhouse kitchen, the association arranges access.

Want a Technician to Look at It?

Book with the brand, the model tag and what you're seeing. At your home we find the fault, explain it, and give you a price. Nothing gets repaired until you approve it.
